Project Scope of Work

Koppen Gardens, an eight-story apartment building, underwent a commercial roofing upgrade that focused on enhancing performance. As Commercial Roofing contractor, Schwickert’s Tecta America removed the existing membrane and flashings down to the top surface of the insulation, along with the removal and replacement of perimeter metal, counter flashings, and scuppers. Special coordination was required on-site at the beginning stages of the project, which included the use of a crane to safely remove a lighted Christmas tree from the building.
Schwickert’s roofing crew installed a new system designed for long-term durability. This included one layer of 2.5-inch polyisocyanurate insulation to bring the roof up to an R-30 value, followed by a ½-inch coverboard that was mechanically fastened. Sumps were added at all drains to improve water flow and prevent ponding. Schwickert’s team then installed a Carlisle 60-mil adhered EPDM roof system across the main roof and elevator shaft. New 24-gauge pre-finished steel edge metal was installed at the perimeter, while existing downspouts were reused.
The front and back canopies also underwent a reroof following a similar approach. The completed project provides Koppen Gardens with a reliable roofing system backed by a 20-year manufacturer’s warranty, delivering improved drainage, updated materials, and long-term protection for the building.
