When Schwickert’s took on the complete reroof of Evergreen Asset in Coon Rapids, Minnesota, the team identified early that the building’s old HVAC units would need a more specialized removal method than a standard crane could offer. Here’s how the project came together.
The Project at a Glance
Schwickert’s completed this commercial roofing project at Evergreen Asset, a 24,000-square-foot office building in Coon Rapids, between August 2025 and March 2026, working alongside Pegnato Roofing Intelligence Systems, a California-based consultant.
What Got Installed and Why It Matters
The scope of work covered a full reroof of the building’s existing system. Schwickert’s team began with a complete demolition of the old roof membrane, clearing the way for a system built to last.
The new roof includes:
• A 60 mil GAF TPO membrane
• A 3 mil polyester mat
• Coverboard and ballast
The system carries a 20-year manufacturer warranty, backed by an additional 2-year Tecta America warranty – giving the building owner long-term protection on both the materials and the installation itself.
Planning Around Scale: Removing HVAC Units by Helicopter
Given the size of the building, at 24,000 square feet, the team recognized early that a standard crane wouldn’t be able to safely remove the old, disconnected HVAC units on the roof. Rather than force a workaround that could compromise the timeline or the roof itself, Schwickert’s planned ahead and coordinated a helicopter lift to remove and replace the units.
That kind of planning takes experience. It meant close coordination with the facility to schedule the lift safely, keeping the project on track without disrupting building operations.
